Realtors' associations join hands to raise issues, seek relief from government

This is the first time associations of developers across India have come together to form a common platform to urge the government to support the sector, which is the second largest employment generator after agriculture.
“This is one of our last efforts to reach out to the government to seek support peacefully. Most developers are now getting into agitation mode and we may collectively resort to those methods if the sector continues to be ignored,” said Rajesh Prajapati, committee member, Maharashtra Chamber of Housing Industry (MCHI)-CREDAI, the umbrella body of developers in Maharashtra.
Ajay Ashar, member of the CREDAI-MCHI MMR Action Committee, said the sector had great expectations from the government but was disappointed when the Rs 20 lakh crore package was announced for the economy. “Restructuring of loans is very important. Home loan rates need to be reduced. Despite frequent repo rate cuts by the Reserve Bank of India (RBI), no major benefit has been passed on to borrowers. The economy will revive only if our industry rolls,” he said.

Ailing realty sector sees a silver lining after MHADA cuts premium, defers payment of development cess for 2 years

As good news for the ailing realty sector, the state-run Maharashtra Housing and Area Development Authority (MHADA) has reduced the premium payable by developers undertaking the redevelopment of its colonies. Further, the development cess payable by the developers will not be recovered for 2 years.
MHADA, which is now a planning authority, has proposed a stamp duty of Rs 1,000 for the tripartite agreement to be executed for the redevelopment of BrihanMumbai Municipal Corporation’s (BMC) old and dilapidated buildings. In addition, it has come out with an installment policy for the payment of various premiums payable to it.
Housing Minister Jitendra Awhad told the Free Press Journal, “MHADA has sent these proposals to the state government after the discussions held three months ago with realty sector bodies, including CREDAI-MCHI and NAREDCO. The government notification is expected within 72 hours. These decisions will provide a much needed relief to the realty sector for its revival.’’

hospitals in the world.
The transformation of halls to a dedicated Covid health centre with nursing stations, contactless booths for doctors, oxygen
pipelines and areas for donning and doffing of PPEs took a few weeks. “Doctors will stay in the booth and communicate with
patients through phone. They will enter data in software that the control room will access.” When Cyclone Nisarga led to
shifting of patients from BKC’s Covid centre, developer Domnic Romell, who built the facility, and Dr Andrade were anxious. “To
our relief, the structure withstood the wind. Now, we are sure it can face Mumbai rains ,” said Romell.

The Supreme Court order that the Noida and Greater Noida authorities should charge only 8% interest on default payments of housing land dues instead of the existing 15-23% will negatively affect their financial health, said officials of the two industrial bodies, reacting on the Wednesday order of the apex court.
The landmark order, however, has made real estate developers happy as it would considerably lessen their debt burden. The real estate sector in Delhi-NCR has been reeling under huge financial pressure due to the economic slowdown and the losses incurred due to the imposition of the national lockdown to stop the spread of coronavirus disease (Covid-19) pandemic.

At a time when developers are criticising the advice to reduce property prices to clear their inventories, buyers are waiting for further price correction and discounts to buy their dream homes, two surveys revealed. According to two independent surveys conducted by property portals Commonfloor and Nobroker, a significant number of prospective buyers are hoping for further price reduction and more discounts.
Recently, in a virtual closed-door meeting held with Naredco members, Union Commerce Minister Piyush Goyal had urged developers to sell their inventories at reduced rates or else they would end up defaulting on their payments. "...if any of you here feel that the government will be able to finance you in such a way that you can hold longer and wait for the market to improve, the market is not improving in a hurry. Things are seriously stressed and your best bet is to sell," Goyal had said. Veteran bankers, including HDFC Chairman Deepak Parekh and Kotak Mahindra Bank Executive Vice-Chairman and MD Uday Kotak, had also pointed out that developers should sell off inventories by lowering property prices.
According to Nobroker survey of around 11,580 prospective home buyers from cities like Bengaluru, Mumbai, Pune, Hyderabad, Chennai and Delhi-NCR, 54 per cent respondents are expecting a significant reduction in property prices as the market currently has a lot of unsold inventory and construction of new projects is disrupted.

Prime Minister Narendra Modi on Thursday said the coronavirus pandemic has taught the country the lesson to become self-reliant,
exhorting the Indian industry to take bold decisions to covert the crisis into an opportunity rather than remaining conservative.
Addressing the annual session of the Kolkata based industry lobby Indian Chamber of Commerce, Modi said time has come to take Indian economy from command and control to plug and play. “This is not the time for conservative approach rather to take bold decisions and bold investments going forward. This is the time to build a globally competitive domestic supply chain. For this, industry has to help all its existing stakeholders of its supply chain to come out of the crisis and handhold them for greater value addition," he added.
Modi said India must convert the crisis into an opportunity and make it a turning point to build a self-reliant India in sectors such as medical equipment, defence manufacturing, core and minerals, edible oils, fertilisers, electronic manufacturing, solar panels, batteries, chip manufacturing and aviation sector.

PSBs disburse ₹12,201 crore loan to MSMEs under emergency credit line scheme

The Finance Ministry on Thursday said public sector banks have disbursed Rs 12,200.65 crore till June 9, under the Rs 3-lakh crore Emergency Credit Line Guarantee Scheme (ECLGS) for the MSME sector, hit hard by the coronavirus-induced lockdown.
Public Sector Banks (PSBs) have sanctioned loans worth Rs 24,260.65 crore under the 100 percent ECLGS for the Micro, Small & Medium Enterprises (MSME) sector starting June 1.
The scheme is the biggest fiscal component of the Rs 20-lakh crore Self-Reliant India Mission package announced by Finance Minister Nirmala Sitharaman last month.
"As of 9 June 2020, #PSBs have sanctioned loans worth Rs 24,260.65 crore under the 100% Emergency Credit Line Guarantee Scheme, out of which Rs 12,200.65 crore have been disbursed," Sitharaman said in a tweet.
